Who owns San Francisco's eight open strip clubs

Read it bottom-up: the club on the building, the company holding its permits, the trusts and small LLCs that own that company, and the people behind them. How to read it

  1. Every club is run by its own company. Only the four alcohol-serving clubs hold a liquor licence, and the liquor licence is the one place California makes owners name themselves.
  2. Nobody owns those licensed companies directly. Each is owned by trusts and small LLCs, one per partner.
  3. Look through the layers and the same three people are behind all of them: Carouba, Jason Mohney, Eric Forbes, split roughly 7 : 4 : 1 at S.A.W. and BT. At Gold Club the trio hold 65% and two Massachusetts investors the rest.

What the paper trail does not show

Three closed clubs are shown in dashed grey because their companies still matter: Little Darlings of SF, LLC (club closed at 312 Columbus) is the sworn 100% owner of New Century's company and was sole member of the Market Street Cinema company when that club went through bankruptcy in 2006. Roaring 20's LLC is dormant.

The four fully nude clubs have no liquor licence, so no ownership form. The registry shows only that Joseph Carouba manages their companies. New Century's company swore in its 2022 bankruptcy that it is 100% owned by Little Darlings of SF, LLC, whose owners are not on file. In 1998 an ABC investigator wrote that Harry Mohney and Roger Forbes each held half of the Centerfolds and Garden of Eden LLCs; that is an allegation, and both men are absent from every current filing. Harry Mohney is barred by condition from the Hustler Club and Condor licences; the 2025 Vanity licence carries no such bar.

Same back office

Every company mails from PO Box 2602, Seattle. The bookkeeper, Vanity's headquarters and two landlord LLCs share one Seattle address and phone. The San Francisco office for all of it is 250 Columbus Ave, Suite 207. Six of the eight buildings sit in address-named LLCs whose only person on file is their manager: Eric Forbes for the Hustler and Garden of Eden buildings, Carouba for the other four. Who owns those LLCs is not in any filing, so their lines stop at the manager. Condor and Centerfolds rent from outside landlords.
